Your Reservation is broken down into three payments.
1st payment – Non-refundable Reservation Fee & If selected Trip Insurance
2nd payment – Reservation Deposit or * Security Deposit
3rd payment – Balance of rent & taxes ** May be paid in monthly payments – see note.

1st payment is collected as you complete the online process. You agree to have your credit card information held on file and update our office of any changes prior to your check-in date. You agree to have your credit card charged for any and all damages occurring during your reservation. This payment is non-refundable.

2nd payment is due upon booking your reservation. You are required to contact our office and pay the Reservation Deposit. The payment is $300 for Condos and $300 – $1,500 for Vacation Homes. This payment secures your reservation and will be converted to rent upon check-in except for Spanish Trace Condominiums. You will receive emailed instructions.

* Spanish Trace Condominiums only: Within 14 days you are required to contact our office and make your 2nd payment. Your reservation deposit is held in escrow separately from your rent and taxes. It is returned to you within 15 days unless you have decided to renew your reservation and roll it over to the next year. Payment is only accepted in U.S. funds by cash, check or money order.

The 3rd payment (balance of rent & taxes) is due no later than 61 days before your check-in date. Payment instructions will be emailed to you.

** Optional monthly payments of the (balance of rent & taxes): You may choose the amount of the monthly payment. Only one payment per month. Full payment is due not later than 61 days prior to the check-in date. Payment instructions will be emailed to you.

Cancellation Policy: The reservation deposit and the 3rd payment will be refunded in full on all cancellations 61 days or more from the check-in date.

No refunds for late arrivals or early departure.

Age Requirements: Reservations will not be accepted for anyone under the age of 25 unless accompanied by an adult. The adult must stay in the unit or home each night.

Any reservations made under false pretenses will be subject to forfeiture of their Reservation Fee and Deposit and will be required to vacate the unit or home.

Hurricane Policy: St. Augustine lies on the northeastern coast of Florida. The hurricane season typically runs from June until November. While only a few storms have actually been close enough to warrant an evacuation, there still exists the possibility. When authorities issue a “Mandatory Evacuation” all guests will be required to vacate the rental property. Only guests retaining travel insurance will receive compensation according to the terms of their individual policies. We will provide you with any necessary paperwork to help expedite your travel insurance claim.

Please Note: Summer reservations (June & July) are required to have a Saturday check-in day only. Anyone booking their reservation differently will be contacted to have their reservation check-in day adjusted to the nearest Saturday.

Security Deposits, Rent & Taxes are held in our non-interest bearing escrow accounts.
Renters Escrow Accounts: A1A Realty Associates maintains its non-interest bearing Escrow accounts at: First Southern Bank, 709 South Ponce de Leon Blvd., St. Augustine, FL 32084

Definitions: Rental Connections (www.rentalconnections.com) is a website with on-line booking services operated by A1A Realty Associates, on the World Wide Web of the Internet, consisting of information services and content provided by A1A Realty Associates and other third parties.

Changes to Policies, Terms & Conditions: A1A Realty Associates shall have the right at any time to change or modify the policies, terms and conditions, or any part thereof.

Rental Agreement

Renter agrees to abide by the current rules and regulations associated with the rental of this property and acknowledge receipt of same. Renter further agrees that the property rented is for residential use only with no right to sublet or assign any interests under this agreement.

Age Requirements: Reservations will not be accepted for anyone under the age of 25 unless accompanied by an adult. The adult must stay in the unit each night. Any reservations made under false pretenses will be subject to forfeiture of their Reservation Fee and Deposit and will be required to vacate the unit.

Under this agreement the renter will not make or permit any disturbance including PARTIES, excessive noise or other action which could impair the enjoyment of the property by the other occupants or neighbors.

Renter agrees to indemnify and hold harmless the OWNER of the rental unit and A1A Realty Associates, its employees and associates from and against any and all loss, costs, damages, attorney fees and or liability that may be incurred during the rental of this property.

Renter agrees to voluntarily assume full responsibility for any risks of loss, property damage or personal injury including death to all persons, guests and visitors, that may be sustained as a result of the use of this property.

Renter agrees to keep their current credit/debit card information on file. This credit/debit card will be utilized to pay the full cost plus an applicable administration fee for replacing lost and or broken equipment or extra cleaning charges for units left dirty and soiled or the cost of repairing damages incurred by the renter and any of the renting party during this rental period. The property shall be vacated in the same condition as it was at check-in.

Renter agrees that if the management is informed that a pet was in their unit or home at anytime during their stay an additional $300.00 plus an administration fee for cleaning will be charged to their credit card on file. Should this information be disclosed while still renting, their stay will be terminated and asked to leave the premises immediately. Note: We have only a few pet friendly units and homes that this rule won’t apply to and will be so noted with a pet fee on your paperwork.

Renter agrees to abide by our no smoking rules in any unit or home. If management is informed that a unit or home was smoked in an additional $300 fee will be charged to your credit card on file.

Renter agrees that any of the above violations or violations as specified in the additional terms may result in charges against your credit/debit card on file.

Renter understands that NO REFUNDS will be given for late arrival or early departure. including mandatory evacuations by authorities during hurricane conditions.

No changes in the terms stated here shall be valid unless made in writing on this form and signed by the owner, manager, agent or reservation coordinator and the Renter.
